Estimate Procedure

Estimates are part of the QS work performed on stages of pre contract with the intent to obtain an estimate of the value of the project. the purpose of the estimation is as follows:

• Provide guidance for planning costs to the owner and the other consultants including advice on the effect on the cost of construction due to the alternative as well as a wide design- design systems used in construction.
• Monitor the Project Cost planning is not over-design in order to limit the cost of a predetermined (desired), as well as if it held the optimization of construction costs.
• Creating and preparing the Bidding Documents (Terms of Implementation and Administration Bill of quantities (BQ), to be distributed to the bidders.
• Organizing tender (anwijzing, evaluation, clarification, up to the final negotiation).
• Prepare and check the tender documents which will be used to prepare contract documents signed between the Owner and the Contractor.

The forms are estimated as follows:

1. Estimation Block Plan (Block Plan Estimate)
• These estimates are based on extensive gross floor area of ​​the image concept.
• Price per m2 building can be taken from similar projects are under way with the addition of the estimated increase in costs.
• Price per m2 building is an estimate with some additional assumptions appropriate projects to be undertaken.
2. Elemental estimation (elemental cost estimate)

• Structural Work: Calculated based on the ratio of the building per m2. Eg conventional concrete ratio of 0.3 m3 / m2 and iron 160 kg / m2, flat slab concrete ratio of 0.37 m3 / m2 and iron 120 kg / m3.
• Architectural work / Finishing: Calculated based on the image details with the use of materials based on assumptions.
• ME Occupation: Calculated based on the ratio per m2 with the use of appropriate ratios similar projects.
3. Estimates BQ (Detailed Cost Estimate)
• At this stage a more detailed estimate has been made with a format like BQ.
• Basic calculations with images DD (Desaign Development).
