QS CONSULTANT

Quantity Surveyor services is owner assistance services (consultants) ranging from Pre Devt stage to the final stage of development and the maintenance period.
QS services is generally divided into two stages: Pre-Contract and Post Contract
Here is the scope of work of QS Consulting Services:

  1. Creating Project Cost Estimation based image Pre-Plan or it can also provide information about the price per m2 if necessary
  2. Provide guidance for planning costs to the owner and the other consultants including advice on the effect on the cost of construction due to design an alternative design or a wide-systems used in construction
  3. Creating Document Contract / Tender (The terms Administration and Implementation) the following Bill of quantities (BQ)
  4. Fill in the BQ price to facilitate the evaluation of tenders
  5. Helping owners negotiate the price with the Contractor if necessary
  6. Following a predetermined regular meetings between the consultant and the owner
  7. Monitor the Project Cost planning is not over-design in order to limit costs have been determined, as well as if it held the optimization of construction costs
  8. Creating Cash Flow Standard at the beginning of the project (before the appointed contractor)

Stage Post Contract

  • Attended regular meetings in the Project Consultant depending on needs
  • Certificates make payments to the Contractor including check on the progress of work on site
  • Creating Jobs calculation Add-Less (Variation Order / VO) based on changes in an existing picture instructions of Owner's Engineer / MK
  • Estimate the cost if there is a request from the Owner's Engineer / MK of alternatives held job change before implementing the change
  • Creating Statements of Financial Position of the construction costs (Financial Statement Report) each periodically (usually every 3 months or 6 months depending on needs)
  • Reporting to the Project Finance Bank (Funder Non-Bank) if required by owner (optional)
  • Creating Final Account (Calculation End) Overall Construction Expenditures

The most common and widely used in the QS services is the estimated cost or preparation of Bills of Quantity (BQ) as the basic reference owner in the preparation of project implementation costs. In the manufacture of BQ is divided into several sections, namely:

  1. Work Preparation / Preliminary, this job is as an infrastructure, to support the implementation of the preparation of a development project, (read: Preliminary work)
  2. Structural Work, as follows:
    • Foundation (Bored Pile, Sheet Pile & Piles)
    • Sub Structure
    • Upper Structure
    • Sundries
    • Steel Structure
    • Water Proofing (Integral & Membrane)
    • Water Stop, etc.
  3. Architectural work, as follows:
    • Walls & Finishing work
    • Occupation Door, Window (Wood, Iron, Aluminium) + Hardware
    • Floor Finishing work
    • Finishing work ceiling
    • Sanitary work
    • Outside of work, etc.
  4. MEP work, as follows:
    • Plumbing work
    • Electrical work
    • Firefighting 
    • Sound System
    • Air Conditioner
    • Phone work
    • Deep Well and STP work
    • Elevators and Escalators jobs
    • Audio, Video, MATV, CCTV
    • Genset 
    • Fire Alarm
    • Gondol
    • Access Controll
    • Special Lighting
    • Swiming pool & Equipment
